New Construction Timeline

Month 1-3:

  • Design Approval: Obtain official approval for the house plan, ensuring compliance with local building codes. Obtain building permits necessary to begin construction.
  • Septic System Planning: Develop detailed plans for septic systems on both sides of the property.
  • Sewage System Setup: Initiate the installation of the sewage system.
  • Order Truss and County Submission: Place an order for trusses and submit the necessary documentation to the county for review and approval.

Months 3-6:

  • Land Grading and Drainage: Grade the land to meet drainage and flood zone requirements, emphasizing proper water management.
  • Plumbing Initiation: Commence the first phase of plumbing installation.
  • Foundation Construction: Pour the concrete foundation, ensuring structural integrity.
  • Exterior Structure Construction: Build exterior walls using cinder blocks and apply stucco for a durable finish.
  • Windows, Doors, and Garage Installation: Install windows, doors, and the garage door, ensuring proper sealing.
  • Exterior Finishing: Apply primer and paint to protect and enhance the exterior.
  • Roof Installation: Put in place the roof structure and trusses.
  • Pump Drill Installation: Set up the pump drill for water supply.

Months 6-9:

  • Interior Framing: Construct the framework for interior walls, ensuring precise measurements.
  • Electrical System Development (Phase 1): Begin the initial electrical work, adhering to safety standards.
  • Plumbing Progress (Phase 2): Continue with plumbing installations, focusing on quality and efficiency.
  • HVAC and Insulation Installation: Install the heating, ventilation, and air conditioning systems along with insulation for energy efficiency.
  • Drywall Application: Apply drywall and meticulously complete taping, mudding, and texturing.
  • Interior Finishing: Prime and paint the interior surfaces.
  • Flooring Installation: Lay down flooring materials. Includes tile up to $2 per sqft.
  • Interior Fixture Setup: Install interior doors, trim, and baseboards for a polished look.

Months 9-12:

  • Kitchen Installation: Complete the setup of the kitchen area, ensuring functionality and aesthetics.
  • Electrical System Completion (Phase 2): Finalize the electrical work, ensuring all systems are integrated seamlessly.
  • Plumbing Finalization (Phase 3): Complete the plumbing installations with thorough testing.
  • Exterior Finishing Touches: Install fascia, guttering, and soffit for a well-finished exterior.
  • Driveway Construction: Build the driveway with attention to durability and aesthetics.
  • Water Equipment Installation: Install necessary water-related equipment for efficient usage.
  • Optional Sprinkler System (Additional Cost): If desired, plan and install a sprinkler system, accounting for additional expenses.
